Underground Tanks

As the leading tanker operator and preferred supplier to most mainstream building and drainage companies in South Auckland we have filled / cleaned / repaired hundreds of tanks installed underground and therefore have made observations of improvements that can be made to installs.

1. It is imperative the sub base under the tank is adequate we see far too many sites with little or nothing of hard fill under tanks.

2. Balance pipes between tanks must have flexible pressure vacuum pipe used and fitted to factory outlets or correctly installed bulk head fittings and should not be back filled over until tanks have been fully filled with water we have had to epoxy seal over lots that are leaking and then had to have installed a dual pump pickup system.

3. Tanks need to be fully filled with water when installed and allowed to settle for a few days minimum before any drain laying connections are made as the most common reason for ground water ingress is fractured pipe joins due to settling of tanks.

4. Risers need to have a finished height of no less than 100mm above finished lawn level and be well sealed to the roof of tanks.

5. A sump pipe standing on end i.e. a farm grade 375 concrete pipe or similar fitted between the tanks making sure its standing on the bedding material is a very good idea so the site can be easily dewatered if tanks need servicing during high water table periods (we have had to retrofit these to several sites where emergency maintenance / cleaning / repairs have been needed)

6. Underground tanks are prone to floating when internal water levels get low this can easily be avoided by using a flexible floating outake pump pick up and tying it up so the water level can never get below 1/3 tank capacity the added advantage is in summer if you run low its as easy as lowering the outakes a little to get water and place a tanker delivery order in due course, its imperative to return outake level once tanks topped up. We have been called to dozens of floated tanks for all sorts of reasons, hoses left on, irrigation system failures, washing machine supply pipe failures the list goes on.

7. Ideally any underground structure should have sub soil drainage with natural fall but in most underground water tank installs this is not possible so measures to ensure no ground water ingress or floatation of the tanks is very necessary.

8. I'm also very aware the insurance industry is anti-underground tanks and there has been talk of a total embargo against insurance claims relating to the same.

Underground tanks if installed and maintained correctly are a great option to remove them from aesthetic view.
